- Assist the Project Manager in coordinating, planning, and executing the project plan on-site
- Participate in site meetings, inspections, and monitoring to report on the project's progress.
- Coordinate with architects, consultants, and other stakeholders to ensure all technical drawings and plans are followed
- Oversee day-to-day construction activities, ensuring compliance with health and safety regulations
- Coordinate site logistics, material deliveries, and equipment usage to ensure smooth project flow.
- Assist in managing project budgets and monitoring cost expenditures.
- Assist in troubleshooting project issues and delays, proposing corrective measures.
- Supervise to ensure productivity & quality of sub-contractors’ works, in compliance to specific requirement

Leadership & Construction Management
- Lead, mentor, and develop the post-contract team.
- Establish departmental strategies, procedures, and best practices for contract administration.
- Allocate resources and assign responsibilities across projects to ensure efficiency.
- Coordinating early-stage risk assessments, with a focus on construction sequencing, milestones and constructability.
- Coordinate and lead the interfacing work between the General Contractor and ASRS specialists (internally and externally) —to ensure alignment with the project schedule, milestones, and site deliverables, as defined in the contract.
- Manage all project site activities to ensure compliance with the project specifications, drawings, plans, works program, schedules, QA/QC, safety and specific requirements as well as to achieve timely completion of the works and within allocated budget.
- Determine the method of construction and the work schedule leading to adoption by the consultant and able to perform value engineering.
- Identify and respond to potential issues throughout the project as to minimize potential negative impacts and to ensure the safety of the workers and stakeholders.
- Lead and monitor deliverables and performance of contractors and other vendors via periodic meeting, workshop and discussion.
Contract Administration
- Ensure the design intent is maintain throughout the construction period
- Establish a complete documentation control system covers throughout the construction stage.
- Oversee all post-award contractual matters, ensuring compliance with contract terms and conditions.
- Monitor project progress, variations, extensions of time (EOT), claims, and dispute resolution.
- Ensure accurate and timely issuance/response of contractual correspondence, site memos, and instructions.
Cost & Commercial Management
- Review, validate, and approve interim payment applications, variations, and final accounts.
- Manage dispute resolution processes including negotiations, mediation, and arbitration when necessary.
Stakeholder Management
- Ensure timely reporting on project work progress and reports to local business unit head and Southeast Asia Team.
- Manage day to day stakeholders’ interactions and expectations (client, architect, consultants, relevant authorities & all parties involve with site activities).
- Maintain effective communication with design team. Consistently update SEA team on the project details and evaluate the effectiveness of the plan with the SEA team.
Post-Construction Management
- Manage project closeout documentation, including final accounts and completion reports.
- Oversee final inspections, testing & commissioning, and authority approvals.
- Conduct and submit a post-mortem report including lessons learnt
- Lead the defects rectifications process together with Property Management team

- Candidate must possess at least a Bachelor Degree in Civil, Structural Engineering or Architectural;
- Preferably with minimum 15 years’ site and design in a senior role;
- Project experience in AS/RS warehouse development with both design and implementation;
- In-depth understanding of construction procedures and material as well as project management principles.
- Skilled in project management including planning, budgeting, coordination, change control and optimization of resources;
- Knowledge and experience with local Malaysia Authority process, legal requirements and environmental, health and safety practices;
- Proficiency in using Microsoft Office Suite and AutoCAD;
